The following are some of the most common problems that a homeowner may be able to fix themselves:

  • Air conditioner forms ice on big pipe outside after running a while or on coil inside

    • More than likely, it is either low on refrigerant or low on airflow. As a homeowner you can replace your filter and allow the unit to thaw out. If the problem returns, call Brady-Flanary to schedule a service call.

  • During winter the fan on the heat pump shuts off, then restarts with a big puff of smoke

    • Nothing is wrong with your unit. What appears to be smoke is steam from the outdoor coil after it completes a defrost cycle.

  • Water is dripping from the airhandler/furnace

    • More than likely you have a clogged drainage line. You can unclog them by blowing them out with some compressed air or shop vac. It is usually a good idea to put a bleach/water solution in the drain line every four months to prevent clogging.

  • System will not come on / Digital Thermostat does not have a display

    • Check all breakers and make sure they have not been tripped. Also, if you have a drain pan equipped with an automatic shut down float switch, make sure it has not been tripped. Lastly, if you have a condensation drainage pump, make sure it is plugged in.
